Dominicus vs Punta Cana: where should you invest?

Punta Cana is the country's big tourism hub: its airport is the busiest in the Dominican Republic and handled more than 11 million passengers in 2025. Dominicus, in Bayahibe, is a smaller, quieter residential and resort area on the Caribbean Sea, 45 minutes from that same airport. The choice comes down to what you want: scale and connectivity, or low density and calm water. Dominicus is home to The Don Dom, BECCA's masterplan.
How are Dominicus and Punta Cana different?
| Dominicus (Bayahibe) | Punta Cana | |
|---|---|---|
| Airport | La Romana (LRM) 18 min and Punta Cana (PUJ) 45 min | Punta Cana (PUJ), the busiest in the country |
| Sea | Caribbean, calm water | East coast, where the Atlantic meets the Caribbean |
| Beach | Blue Flag since 2003 | Varies by beach |
| Scale | Low-density residential and resort area | Large tourism hub with plenty of supply |
| Surroundings | Cotubanamá National Park and Saona Island | Resorts, golf and nightlife |
| Best for | A quiet second home and rental | Buyers who want scale and buzz |
Which one is better connected?
Punta Cana, by volume: it has the international airport with the most flights in the country. But Dominicus has two airports nearby: La Romana (LRM), about 18 minutes away, and Punta Cana (PUJ), about 45. For anyone flying in from New York, Miami, Toronto or Madrid, the real difference is usually under an hour's drive.
What are the beaches like?
Dominicus beach has held the Blue Flag certification since 2003, an international award renewed every year that requires water quality, environmental management, safety and services. It sits on the Caribbean Sea, with calm, clear water, next to Cotubanamá National Park, where trips to Saona Island depart.
Which buyer does each destination suit?
Punta Cana tends to attract buyers looking for a large-scale destination with plenty of hotels, restaurants and nightlife. Dominicus attracts those who prefer a lower scale: a residential setting, a quiet beach and nature all around, without giving up services.
For investors, the destination is only part of it: the project and the entry point matter just as much. A project with a clear concept, limited supply and in its first phase can weigh as much as the location.
What about rental returns?
They depend on each unit's nightly rate and occupancy, which in turn depend on the product, management and season. Be wary of any guaranteed figure: estimated returns always depend on rates and occupancy and are not guaranteed.
What works in favor of the whole east of the country is demand: the Dominican Republic welcomed more than 11.6 million visitors in 2025, a record.
